North River Ranch is a 2,640-acre master-planned community in Parrish developed by Neal Land and Neighborhoods. Several neighborhoods are selling at once, with single-family homes, villas and townhomes from six builders. A 20-plus mile trail system called the Greenway connects the neighborhoods, amenity centers and on-site schools.

Where North River Ranch is
Along Fort Hamer Road in Parrish, Manatee County, north of the Manatee River. Roughly 35 to 45 minutes to downtown Sarasota and about the same to Tampa (our estimate).

What to check in North River Ranch
- Neighborhoods: Wildleaf (Neal Communities), Longmeadow (Pulte Homes, Homes by WestBay, Cardel Homes), Crescent Creek (Cardel Homes villas, David Weekley Homes townhomes and single-family homes), Highview (Neal Communities townhomes, coming), Riverfield, and EXPLORE by Del Webb North River Ranch. Brightwood is sold out.
- EXPLORE by Del Webb North River Ranch is a gated, all-ages neighborhood on 413 acres planned for 901 homes, with its own amenities. Its residents share the Greenway and parks but not the other North River Ranch pools and clubhouses.
- North River Ranch has a Stewardship District. Its debt service and maintenance assessments are billed on the Manatee County property tax bill, and the developer says it prepays a significant portion of the capital assessment at closing. There is also a mandatory master HOA.
- Wildleaf and Longmeadow have natural gas for cooking, hot water and clothes dryers.

Does North River Ranch have CDD fees?
It has a Stewardship District, which replaced the original CDDs in 2021. Assessments appear on the property tax bill. There is also a master HOA. Ask for both figures for the homesite you like.
Is North River Ranch age-restricted?
No. The EXPLORE by Del Webb neighborhood inside it is also described as an all-ages community.
