Patrice Ivan has been licensed and managing rental homes in Sarasota for more than 20 years. She is a REALTOR® and property manager at Wagner Realty's First Street office in downtown Sarasota, and most of her days go to Sarasota property management: pricing rentals, placing tenants and looking after annual and seasonal rentals for owners. The homes she manages range from condos in downtown Sarasota to furnished seasonal rentals on Longboat Key, with others in Siesta Key, Lakewood Ranch, Bradenton and Venice. After that many seasons here, she can tell an owner what a home is likely to rent for, which months carry the year, and what a condo association will ask for before a lease is approved. She also helps owners decide whether to keep renting or sell, and works with buyers looking at condos and investment property.

Richard Ivan earned his Florida real estate license in 2025 and joined Wagner Realty the same year, working from the First Street office in downtown Sarasota alongside his mother, Patrice. He handles sales, leasing and property management across Sarasota and Manatee real estate, from downtown Sarasota condos and Lakewood Ranch homes to properties on Longboat Key, Lido Key and Siesta Key. For sellers, he runs the listing marketing and prices homes from recent local sales. For rental owners, he works on rent pricing, marketing and tenant placement for both annual and seasonal furnished rentals, and he can lay out the numbers when an owner is weighing whether to sell or rent. He also runs the team's Instagram, @floridalifeluxury, where we post our listings and rentals.
