Renting a home from us

How to find one of our rentals, apply, and get help once you've moved in.

Apply

Applications are handled home by home. After you tour a home, we send you the application for that property, and each adult who will live there fills one out.

Repairs and emergencies

For routine repairs, call, text or email us with what's wrong, plus a photo if you can. For emergencies like a water leak, no power or no AC in the summer heat, call either of us any time, day or night: Richard at 941-800-8891 or Patrice at 941-993-0823.

Paying rent

Once your lease is signed, Wagner Realty's accounting team sets up your online rent payment account and sends you the details. Rent is paid to Wagner Realty, not to us personally. Your security deposit is held by Wagner Realty too, and your lease explains how it's held and how it's returned after move-out under Florida law.

Screening criteria

How we review applications

We use the same written criteria for every applicant, in line with fair housing law. Here's what we look at:

Income compared to the rent
Credit history
Rental history and references, including any evictions
Employment or other verifiable income
Criminal background, reviewed under Wagner Realty's written criteria

Assistance animals, including service animals and emotional support animals, are not pets under fair housing law. Requests for them are handled under that law, whatever a home's pet policy says.
