Selling

Sell your Sarasota home, starting with a real price

Automated estimates often miss on waterfront homes, condos with a view and anything recently updated. We price your home by hand from recent sales, then market it properly, with photos, video and the reach of the MLS.

Your home value

What goes into your pricing opinion

You get a written pricing opinion from a person who knows your building or neighborhood, not a number from an algorithm. Here's what we look at.

  • Recent closed sales in your building, street or community
  • What's for sale and under contract now, and how long homes are taking to sell
  • Your home's view, condition, updates and lot
  • Association rules, fees and approvals that buyers will ask about
  • Flood zone, elevation and insurance questions that come up with buyers
  • A written estimate of what you'd net after closing costs (an estimate, not a guarantee)

How it works

From first walkthrough to closing day

  1. Walk through and price it

We see the home, talk through your timing and goals, and give you a written pricing opinion with an estimate of your net.

  2. Get it ready

We tell you which fixes and touch-ups are worth it and which aren't, and point you to vendors who can get them done.

  3. Photos, video and launch

Your home goes live on the MLS with full photos and video, and we share it with our audience and other agents.

  4. Showings and offers

We handle showings and go through every offer with you, looking at terms and timing as well as price.

  5. Under contract to closing

We keep inspections, appraisal, any association approval and the title work on track until you close.

Condos and waterfront homes

The questions buyers ask here

Condos

Buyers want association documents, rental rules, approval steps and, in many buildings, the milestone inspection and structural integrity reserve study documents that Florida law now calls for. We help you gather them early so they're ready when a buyer asks.

Waterfront and island homes

Docks, seawalls, flood zone, elevation and insurance come up with almost every waterfront buyer, including the flood disclosure Florida sellers now give and the wind mitigation and 4-point reports insurers often ask for. We help you get the paperwork ready before buyers ask.

Sell or rent?

Not sure selling is the right move?

We manage rentals too, so we can put what your home would likely sell for next to what it would rent for, annual and seasonal. Choose "Comparing both" on the form and we'll lay out both.

Questions sellers ask

Before you list

How do you figure out what my home is worth?

We look at recent closed sales of similar homes nearby, what's for sale and under contract now, and the details that move the price here: view, water access, updates, the lot and the association. Then we put it in writing, with a range and an estimate of your net.

Why not just use an online estimate?

Online estimates work from public records and averages. They often miss on waterfront homes, condos with a view and homes that have been updated, which describes a lot of homes here.

What does it cost to sell?

Our commission and your closing costs depend on the home and the listing agreement, including whether you choose to offer anything toward a buyer's agent, which is your decision. We go through it on a call and put it in writing before you sign, along with an estimate of what you'd net.

Do I need to fix everything before I list?

No. We walk through the home with you and tell you which repairs and touch-ups are likely to pay off and which you can skip.

How long will it take to sell?

It depends on price, condition and the time of year. Your pricing opinion includes how long similar homes have been taking to sell right now.

Can I sell a home that has a tenant in it?

Yes. In most cases an annual lease stays in place after a sale and the buyer takes over the tenant's deposit. We schedule showings with reasonable notice under the lease and Florida law, and either market the home to buyers who want the rental income or time the sale with the end of the lease. Seasonal bookings work differently, and we'll go through those with you.

Should I sell or rent my home instead?

It depends on your plans, your numbers and the home. Because we sell and manage, we can show you both: a likely sale price and an annual or seasonal rent range.

What areas do you cover?

Sarasota and Manatee counties, including Downtown Sarasota, Siesta Key, Lido Key, St. Armands, Longboat Key, Casey Key, Osprey, Nokomis, Lakewood Ranch and Bradenton.

What's your home worth?

Tell us about the property. We'll look at recent sales and what's on the market now, and get back to you with a written pricing opinion within 24 hours. Add a rent range too by choosing "Comparing both". This is a broker's pricing opinion, not an appraisal.
