Areas we cover

Sarasota and Manatee, from the islands to Lakewood Ranch

Every part of this coast rents and sells a little differently. A Gulf-front condo on Longboat Key, a canal home on Siesta Key and a new build in Lakewood Ranch each come with their own rental rules, buyer questions and seasons. Here is what we look at in each one.

Area guides

Pick an area

Each guide covers renting out a home there, selling one and buying one, with the questions we hear most from owners in that area.

  • Downtown Sarasota towers with Sarasota Bay and the keys beyond

    Downtown Sarasota

Bayfront condo towers, Main Street and the Ringling Bridge. Condo rules on leasing matter more here than almost anywhere.

  • Aerial view of Siesta Beach with white sand, green Gulf water and the island behind

    Siesta Key

Siesta Beach, the Village and canal homes with docks. Busy with seasonal renters, with zoning and association rules to check first.

  • Aerial view of Longboat Key beachfront towers along the Gulf coastline

    Longboat Key

About ten miles of Gulf-front condos, bayside homes and golf. Town and association rental rules shape what an owner can do.

  • Lakewood Ranch

Planned villages east of I-75, each with its own HOA, and a lot of new construction. Mostly annual rentals.

  • Blackburn Point swing bridge seen from a boat on the Intracoastal

    Osprey and Nokomis

Bay and Intracoastal waterfront, Casey Key, Oscar Scherer State Park and the Legacy Trail, between Sarasota and Venice.

  • Bradenton

The Manatee River, downtown Bradenton and the road to Anna Maria Island. Older neighborhoods, waterfront homes and newer builds.

We also lease, manage and sell homes on Lido Key and around St. Armands Circle, on Casey Key, in Palm Aire and around Gulf Gate, and in many of the neighborhoods in between.
