These terms apply to text messages from The Ivan Team at Wagner Realty (Richard Ivan and Patrice Ivan, REALTORS® with Wagner Realty, 1440 1st St, Sarasota, FL 34236).
Program name
The Ivan Team at Wagner Realty text messages.
Program description
This program sends text messages from The Ivan Team at Wagner Realty to people who ask us about renting out, managing, selling, buying or leasing a home in Sarasota and Manatee counties. When you opt in, we may text you about:
- replies to your inquiry, such as a rental price estimate, home value or question you sent us
- scheduling calls, appointments and showings
- updates on properties or listings you asked us to keep you posted on
- your property management service or lease, if you’re a client
How you opt in
You can opt in in either of these ways:
- Check the text message box on one of our website forms. The box is unchecked by default, and checking it is optional.
- Text us first at one of our numbers. We’ll only reply about what you asked.
Agreeing to texts is not a condition of buying, selling, renting or any other service. You can submit any form on this site without checking the box.
Message frequency
Message frequency varies based on your inquiry and how often we’re in touch about it.
Rates
Message and data rates may apply. Check with your mobile carrier for details on your plan.
How to stop texts
Reply STOP to any message at any time. You can also reply CANCEL, END, QUIT, UNSUBSCRIBE or STOP ALL. You’ll get one text confirming you’ve been unsubscribed, and then we won’t text you again unless you opt in again. You can also call or email us and ask to stop texts. To start again, reply START.

When we text
We send texts only between 8am and 9pm in your local time (Eastern time if we don’t know where you are), following Florida law. Replies to a text you sent us may come outside those hours only if you ask us to.
Carriers
Mobile carriers are not liable for delayed or undelivered messages. Texts are sent through our CRM’s messaging service and work with most major US carriers.
Your privacy
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Information may be shared with subcontractors that support our services, such as the platform that delivers our texts. Text messaging originator opt-in data and consent will not be shared with any third parties. Read our Privacy Policy for how we handle your information.
Changes to these terms
We may update these terms from time to time. When we do, we’ll change the “Last updated” date at the top of this page.
