Lakewood Ranch

Lakewood Ranch: villages, HOAs and new construction

Lakewood Ranch is a large master-planned community east of I-75, built as a string of separate villages, each with its own association and rules. Most of what we lease here is annual unfurnished homes, and most resale sellers are up against new construction a few miles away.

Living and owning here

Getting around the Ranch

The Ranch straddles the Manatee and Sarasota county line, which roughly follows University Parkway through it. Main Street at Lakewood Ranch is on the Manatee side, Waterside Place is on the Sarasota side, and the Mall at University Town Center sits at the I-75 interchange at University Parkway.

Expect golf courses, community pools, parks, lakes and miles of walking and biking paths. Premier Sports Campus and the Sarasota Polo Club are both here.

Downtown Sarasota is usually 25 to 30 minutes west, the airport about 20, and the Gulf beaches 35 to 45. Add time from the villages farthest east, or in season.

Renting out a home here

Renting out a Lakewood Ranch home

Annual unfurnished leases make up most of this market, with steady demand through the year. Some furnished homes rent for the winter months, but that's a much smaller share than on the islands.

Leasing rules come from your village or neighborhood association. Many set a minimum lease length, require tenant registration or approval, or restrict leasing in the first year of ownership, and gated villages often need tenant details for gate access. We read the documents before we price or list your home.

Lakewood Ranch tenants ask whether they can use the community amenities, how big the garage is, who mows the yard, what pets the HOA allows and how long the drive to I-75 takes. A tidy yard and a refreshed kitchen speed up a lease.

What sets the price in Lakewood Ranch

New construction is your biggest competitor. Builders in nearby villages often offer incentives, so a resale home has to show its edge: a finished yard, a pool, upgrades, window treatments, and no wait to move in.

Where the home sits inside the community matters too. Lake and preserve views, golf frontage and a short drive to Main Street usually sell for more than a lot backing onto a busy road.

Buyers ask what the HOA fee covers, what the CDD or stewardship district assessment adds to the tax bill, and about the flood zone for homes near lakes and ponds. We gather those with recent sales in your village and build a written pricing opinion.

Buying here

Buying in Lakewood Ranch

Choices run from single-family homes and villas to townhomes and condos, new from builders or resale. Many villages are gated, many offer golf or club memberships, and fees vary a lot between villages.

Add up the full yearly cost before you buy: HOA fees, any club dues, and the CDD or stewardship district assessment on the property tax bill. If you might rent the home later, check that village's leasing rules first.

Questions

Lakewood Ranch questions

Can I rent out my Lakewood Ranch home?

In most villages, yes, as long as the lease fits the HOA's rules. Many set a minimum lease length and require tenant registration or approval. Send us the documents and we'll tell you what they allow.

What is a CDD fee in Lakewood Ranch?

A Community Development District is a special district that pays for roads, water and other infrastructure in a community. Its assessment shows up on the property tax bill, separate from HOA dues, and the amount depends on the village. Some newer parts of the Ranch are in a stewardship district instead, which works in a similar way.

How can a resale home compete with new construction in Lakewood Ranch?

Price it right against what builders are offering, and show what a new build doesn't have yet: landscaping, a pool, upgrades and a quick move-in. We compare your home to both resales and new builds nearby.

Is Lakewood Ranch in Sarasota or Manatee County?

Both. The county line runs roughly along University Parkway. Most of the Ranch is north of it in Manatee County, and the southern part is in Sarasota County. Taxes and some services depend on which side your home is on.

Is Lakewood Ranch more of an annual or seasonal rental market?

Mostly annual. Seasonal furnished rentals exist, mainly in winter, but annual unfurnished leases are the larger share of the market here.
