What you give us

When you fill out a form on this site, call us, text us or email us, we collect what you choose to share. That usually includes:

your name
email address
phone number
property address
your answers to form questions, such as the type of rental, your timeline or what you’re looking for
anything else you write in a message

What we collect automatically

After the site launches, we use Google Analytics 4 to understand how people use the site. It collects device and usage information such as browser type, device type, general location (city or region), pages viewed, how you arrived at the site and how long you stayed. Google Analytics uses cookies and similar technology to do this. We use this information in summary form to improve the site. We don’t use it to identify you personally.

Cookies

Cookies are small files a website stores in your browser. This site uses them for analytics, and forms supplied by our CRM may use them to work properly and block spam. We don’t use advertising cookies. You can block or delete cookies in your browser settings, and the site will still work if you do.

How we use your information

We use your information to:

reply to your questions and requests
provide real estate services, including selling, buying, leasing and property management
schedule calls, appointments and showings
send you information you asked for, such as a rental price estimate, a home value or property updates
send marketing emails or texts, but only if you agreed to receive them
keep records required for real estate transactions and by law
keep the site working and secure

Where your information is stored

Form submissions go into GoHighLevel, the customer relationship management (CRM) system we use to keep track of inquiries, notes, emails and texts. Our texts are also sent through GoHighLevel. It stores and processes this information for us under its own security and privacy terms, and it doesn’t get the right to use your information for its own marketing. Some records of your inquiry or transaction may also be kept in Wagner Realty’s systems.

We share your information only in these cases:

Wagner Realty. We are licensed real estate agents with Wagner Realty, our brokerage. Wagner may receive or keep records of your inquiry and any transaction, as Florida real estate rules require, and rents, deposits and owner funds for managed properties are handled through Wagner’s accounts.
Service providers. Companies that help us run our business, such as our CRM, email and text message tools, website hosting, analytics and spam protection. They may use your information only to provide their service to us.
People involved in your transaction. When you hire us, we share what’s needed to get the job done. That can include the MLS (the shared listing database real estate agents use), other agents, lenders, title and closing companies, inspectors, appraisers, tenants, owners and vendors who work on a property.
Legal reasons. When the law, a court order or a government request requires it, or to protect our rights, our clients or the public.

We do not sell your personal information.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Information may be shared with subcontractors that support our services, such as the platform that delivers our texts and customer service tools. All the other sharing categories in this policy exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

Text messages

If you check the text message box on one of our forms, or text us first, we may text you about your inquiry, appointments, and properties or services you asked about. Checking the box is optional and is never required to use our services. You can reply STOP at any time to stop texts, or HELP for help. See our SMS Terms for the full details.

How long we keep information

We keep your information as long as we need it to serve you, to follow up on your inquiry, and to meet legal, tax and brokerage record keeping rules. Real estate and property management records may need to be kept for several years after a transaction or lease ends. When we no longer need information, we delete it or make it anonymous.

How we protect information

We use reasonable steps to protect your information, such as secure (HTTPS) connections on this site, password protected accounts and limited access to our CRM. No website or online system is completely secure, so we can’t promise that information will never be accessed without permission. Please don’t send Social Security numbers, bank account numbers or other sensitive financial details through our website forms.

Your choices

Emails. Click “unsubscribe” in any marketing email from us.
Texts. Reply STOP to any text from us.
Access, correct or delete. Call or email us to ask what information we have about you, to fix it, or to ask us to delete it. We’ll honor your request unless we have to keep certain records by law or for a transaction.
Analytics. You can block cookies in your browser or install Google’s opt-out browser add-on for Google Analytics.

Children’s privacy

This site is not directed to children under 13, and we don’t knowingly collect information from them. If you believe a child has sent us information, contact us and we’ll delete it.

Links to other sites

Some links on this site take you to sites we don’t run, including the MLS home search pages hosted by our website provider, Wagner Realty’s site and social media. Those sites have their own privacy policies, and we’re not responsible for how they handle your information.
