Living and owning here

Parks, bridges and the water

Neither one is a city. Both are unincorporated parts of Sarasota County, strung along US 41 with I-75 a few miles east. In Osprey, Oscar Scherer State Park has trails, a lake and a creek for paddling, and Historic Spanish Point sits right on Little Sarasota Bay.

Casey Key, the narrow island across the Intracoastal, is reached by the old Blackburn Point swing bridge in Osprey and the Albee Road bridge in Nokomis. Nokomis Beach is on the key, with North Jetty Park at its south tip by the Venice inlet. The Legacy Trail, a paved path for walking and biking, runs through both communities.

Downtown Sarasota is around 25 minutes north and Venice 10 to 15 minutes south, traffic allowing.

Renting out a home here

Renting out a home in Osprey or Nokomis

You'll see both kinds of rental here. Waterfront homes and homes on or near Casey Key draw furnished seasonal renters, busiest January through April. East of US 41, most homes lease as annual unfurnished rentals with steady demand.

Many communities have HOAs that set minimum lease lengths, cap leases per year or approve tenants. On Casey Key and other waterfront streets, check the zoning and association rules for the exact address before you plan on short stays. Stays under 30 days can also need a state vacation rental license, and seasonal rentals usually need rental tax registration.

Waterfront tenants want to know whether the dock and lift come with the rent and what boat use is allowed. After that come the usual questions: beach access and parking, the community pool, yard care and pets.

Selling here

What sets the price in Osprey and Nokomis

Water first. Bayfront, Intracoastal, canal and Casey Key homes each have their own price range. Water depth, any fixed bridges between you and the bay, and seawall condition all count.

Away from the water, it's the community, the lot and the home's condition. Golf and gated communities, preserve views and updated kitchens and roofs move price. Newer subdivisions to the east compete on price per square foot.

Have the elevation certificate, an insurance quote and any records of 2024 storm repairs ready, along with HOA fees and rules. We pair those with recent sales near you for a written pricing opinion.

Buying here

Buying in Osprey and Nokomis

Waterfront homes on the bay and canals, beach and estate homes on Casey Key, older ranch homes on bigger lots, gated golf communities and newer subdivisions near I-75 are all part of the mix.

Before you buy waterfront, check the flood zone, elevation certificate, seawall and dock condition, and insurance quotes. In HOA communities, read the leasing and pet rules and the budget. If you plan to keep a boat, ask about water depth at low tide.

Questions

Osprey and Nokomis questions

Are Osprey and Nokomis seasonal or annual rental markets?

Both. Waterfront homes and homes near Casey Key draw seasonal renters, mostly January through April. Homes in inland neighborhoods mostly lease on annual terms.

Can I rent out my home in an Osprey or Nokomis HOA?

Usually, as long as the lease meets the association's rules on length and tenant approval. We read your documents and tell you what they allow before we recommend a rent.

What do buyers ask about waterfront homes here?

Water depth, bridges to open water, dock and seawall condition, flood zone, elevation and insurance cost. Having those answers ready helps a sale move.

Can I rent my Casey Key home by the week?

We manage stays of 30 days or longer, so weekly rentals aren't something we take on. Beyond that, it depends on the zoning for your address and any association rules. Stays under 30 days can also need a state license, and rental taxes apply. We check before you plan around it.

How far is Osprey from downtown Sarasota?

About 25 minutes by car, depending on traffic and where you start. Venice is about 10 to 15 minutes south.
