Two ways to rent

Annual or seasonal, we handle both

Annual unfurnished leases

Steady income with a long-term tenant. We find and screen a qualified tenant, prepare the lease, collect rent every month and handle maintenance, renewals and move-outs.

Seasonal furnished rentals

For owners who want higher winter rents and time in the home themselves. We price high and low season separately, market to seasonal renters and get the home ready between stays. Sales and tourist development tax on the rent is collected and filed through Wagner Realty.

How it works

From first walkthrough to monthly statement

  1. Price it right

We walk the home, check the community rules and what the association covers, and recommend a rent based on what is actually leasing nearby.

  2. Get it ready and market it

Once it is rent ready we handle photos, the MLS listing and online exposure, and we show it.

  3. Screen and lease

Every applicant is checked for credit and eviction history, income, employment and rental references, plus a criminal background check reviewed under Wagner Realty's written criteria. The same rules apply to everyone. Then we prepare the lease.

  4. Look after the home

Move-in and move-out inspections, repair coordination with local vendors, and a 24/7 line for emergencies.

  5. Collect and report

Rent is collected and paid out to you through Wagner Realty, with monthly statements and a year-end summary for your taxes.

Your money

Handled through Wagner Realty, start to finish

Your management agreement is with Wagner Realty, a licensed Florida brokerage. Rents and security deposits go through the brokerage's escrow accounts, and payouts and statements come from there, so there's a clear record of every dollar.

Questions owners ask

Before you hand over the keys

How much does property management cost in Sarasota?

It depends on the home, where it is and whether it's an annual or seasonal rental. We walk you through it on a short call once we know a little about your property, and every charge is written into your Wagner Realty management agreement before you sign, so nothing comes as a surprise.

Is it worth hiring a property manager?

It depends on how close you live, how much time you have and how many homes you own. Owners who live out of the area, or who don't want to take repair calls and chase rent, tend to get the most out of full management. If you'd rather stay hands-on, leasing only covers the pricing, marketing, screening and lease, and then you take over.

How much can I rent my house for?

Ask for a free rental analysis. We look at what similar homes nearby have actually leased for and send you a rent range, annual and seasonal if the home could go either way. Online estimates are a fair starting point, but they can't see the home's condition, its association rules or what's leasing right now.

How do you screen tenants?

Every applicant goes through the same written screening criteria: credit and eviction history, income, employment and rental references. Criminal background is reviewed under Wagner Realty's written criteria. The same rules apply to everyone, in line with fair housing law.

Who holds the rent and the security deposit?

Wagner Realty. Your management agreement is with the brokerage, and rents and security deposits are held in Wagner's escrow accounts. They are never held by us personally.

Do you manage seasonal or vacation rentals?

We manage furnished seasonal rentals with stays of 30 days or longer, plus annual unfurnished leases. We don't manage nightly or weekly vacation rentals. High season here usually runs January through April, and we price high and low season separately.

What happens if a tenant doesn't pay rent?

We follow up with the tenant, send the late notices, including Florida's 3-day notice, and keep you posted. If it goes further, we handle the eviction through the county court process.

Thinking about selling instead?

We sell homes too. If you're deciding between renting and selling, we'll show you both numbers side by side.

What could your home rent for?

Tell us a little about the property. We'll look at what similar homes are leasing for right now and get back to you with a rent range, annual and seasonal if it fits, plus how we'd handle it.
