Living and owning here
From the river to the islands
Downtown Bradenton sits on the south bank of the Manatee River. The Riverwalk follows the water, Old Main Street runs up from it, and just to the south the Village of the Arts has small houses turned into studios, galleries and cafes.
Take Manatee Avenue west across Palma Sola Bay, or Cortez Road past the fishing village of Cortez, and you end up on Anna Maria Island. De Soto National Memorial is out on the river west of downtown, and the Pittsburgh Pirates train each spring at LECOM Park.
The airport is about 15 to 20 minutes south of downtown Bradenton, and downtown Sarasota about 25 to 30, depending on traffic and which part of Bradenton you start from.
Renting out a home here
Renting out a Bradenton home
Most Bradenton rentals are annual unfurnished leases, with steady demand all year. Homes in West Bradenton near the water and the beaches also pick up furnished seasonal renters from January through April.
Start with where the home is: inside the city of Bradenton or in unincorporated Manatee County, since that changes which codes apply. Then the association, if there is one. Many HOAs and condo associations here set minimum lease lengths, require tenant approval or limit leases per year. Older neighborhoods with no HOA have fewer rules. We sort out what applies before we price the home.
Bradenton renters look closely at yard care, garage space, pet rules, the drive to the beach or I-75, and in older homes, the age of the roof and air conditioning. An older home with updated systems and good upkeep leases well.

What sets the price in Bradenton
Water and location lead. Riverfront homes, canal homes with docks in northwest Bradenton and homes close to the beaches sell in a different range than inland homes, and the drive to Anna Maria Island counts for a lot.
For older homes, condition and updates drive price: roof, windows, air conditioning, plumbing and electrical. Buyers and insurers both look at those. Newer communities to the east compete on price per square foot and builder incentives.
Near the river, the bays and the canals, flood zone, elevation and insurance come up early, more so since the 2024 storms. We collect those details and recent sales near you into a written pricing opinion.
Buying here
Buying in Bradenton
Bradenton has mid-century ranch homes, riverfront and canal-front homes, condos, golf communities and new construction. Some neighborhoods have no HOA at all: more freedom, fewer shared amenities.
Before you buy an older home, get a four-point and wind mitigation inspection along with the general inspection, since insurers often ask for them. Near water, check the flood zone and elevation and get insurance quotes early.
Questions
Bradenton questions
Is Bradenton an annual or seasonal rental market?
Mostly annual, with steady demand year round. Homes in West Bradenton near the water and the beaches also draw seasonal renters from January through April.
Can I rent out my Bradenton condo or HOA home?
In most cases, yes. Check the minimum lease length and approval process in your association documents first. We read them before we recommend a rent.
What do buyers ask about older Bradenton homes?
Roof age, air conditioning, plumbing, electrical and windows, because those affect insurance. A recent four-point and wind mitigation inspection can help a sale.
Do Bradenton homes need flood insurance?
It depends on the flood zone and your lender. Homes near the river, bays and canals are more likely to need it. Get a quote early in the process.
How far is Bradenton from the beach?
It depends where you start. From West Bradenton, Anna Maria Island is a short drive across the bridges. From the east side, plan on more time, especially in season.
