Annual unfurnished management
Annual rental management in Sarasota and Manatee
A good tenant on a clear lease is the steadiest income a rental can bring. We price the home, fill it, look after it and send you the numbers every month.

What we do
Everything an annual rental needs
Pricing
We recommend a rent from what similar homes nearby have actually leased for, not just what's listed, and tell you what would help it rent sooner.
Marketing and showings
Photos, an MLS listing with online exposure, and showings handled by us, so you don't have to be there.
Screening
Every applicant is checked against the same written criteria: credit and eviction history, income, employment and rental references, plus a criminal background check reviewed under Wagner Realty's written criteria. Assistance animal requests are handled under fair housing law.
The lease
We prepare a written lease that covers rent, deposits, pets, association rules and who takes care of what, and we coordinate any association approval before move-in.
Move-in and move-out inspections
We document the condition of the home when the tenant moves in and again when they move out, so any deposit claim is backed by a record and follows the notice rules in Florida law. In between, our vendors tell us about anything they spot while they're in the home for service.
Rent collection
Rent is collected through Wagner Realty and paid to you by direct deposit. Security deposits are held in Wagner Realty's escrow account under Florida law, not by our team. If rent is late, we send the notices and handle an eviction if it comes to that.
Repairs and the 24/7 line
Tenants can reach someone around the clock for emergencies. We send local vendors we know and keep you posted on what's being done.
Renewals
Before the lease ends we check the market rent, talk it through with you, and then either offer a renewal or plan the move-out and the next tenant.
Year-end reporting
Monthly statements with invoices for any work, and an itemized year-end summary to hand to your tax preparer.
How it works
From vacant to leased
Walk through and price it
We see the home, check the association rules and give you a rent range based on recent leases nearby.
Get it rent ready and listed
We point out anything worth fixing first, then handle photos, the MLS listing and showings.
Screen applicants
The same written criteria for every applicant, with any association application handled alongside.
Sign the lease and move in
Lease signed, deposit collected through Wagner Realty and the move-in inspection documented.
Rent, repairs and statements
Rent paid out to you each month, repairs handled, and a statement so you always know where things stand.
Annual questions
What annual owners ask us
How long will it take to lease my home?
It depends on the price, the condition of the home, the time of year and the area. We'll tell you how long similar homes nearby have been taking to rent when we price it.
Can I say no to pets?
Yes, you choose your pet policy. Assistance animals, including service animals and emotional support animals, aren't pets under fair housing law, so a no-pets rule doesn't apply to them. Those requests are handled under that law.
My condo or HOA has to approve tenants. Do you handle that?
Yes. We read the association's leasing rules before we list, including any minimum lease term, and handle the application with the tenant so they're approved before move-in.
Can I sell the home while it's rented?
Yes. In most cases the lease stays in place after a sale and the buyer takes it over. We sell homes too, so we can help you plan the timing.

What could your home rent for?
Tell us about the home. We'll look at what similar homes have leased for recently and send you a rent range, plus how we'd market and manage it.
