High season: January to April
Demand for furnished homes peaks in the winter months, and so do rents. Many seasonal renters plan well ahead, so we start marketing the next season early.
Seasonal furnished management
Winter is when furnished homes here earn the most. We price each season on its own, find renters for the months you want rented, and get the home ready between stays, with your own weeks kept on the calendar.

Two seasons, two prices
Demand for furnished homes peaks in the winter months, and so do rents. Many seasonal renters plan well ahead, so we start marketing the next season early.
Rents are lower and fewer renters are looking. Some owners rent through the summer anyway, some keep the home for themselves, and some choose a longer furnished lease. We'll show you what each option would bring in.
Some homes and buildings follow a different calendar. If yours does, we set the seasons around your property.
What we handle
We set a high season rent and a low season rent from what similar furnished homes nearby are actually renting for, then adjust as bookings come in.
Our seasonal rentals usually have a minimum stay of a few months. Your association's rules matter just as much: many condos and HOAs here set a minimum lease term and limit how often you can lease each year. We read your documents first and set terms around what they allow.
Renters expect a home that's ready to live in, from the kitchen to the linens. We'll tell you what's missing so the home is ready before the first renter arrives.
Between renters the home gets cleaned, checked, and any repairs lined up before the next arrival. Seasonal homes need more hands-on work than annual rentals, and we plan for that from the start.
Want the home for the holidays or a few weeks in spring? Tell us your dates and we block them out before we market the rest of the year.
A rental usually needs different coverage than a home you live in, so check your policy with your insurance agent before the first stay. Many associations also approve each renter, sometimes with an application fee, and we handle that paperwork for every stay.
Florida charges sales tax, and Sarasota and Manatee counties charge a tourist development tax, on rentals of six months or less. It has to be collected and filed for every qualifying stay, and for the homes we manage, Wagner Realty does both.
We manage stays of 30 days or longer and don't take shorter ones. Your association may also set a longer minimum, and that rule comes first, so we check your documents before we set terms.
How it works
We walk the home, read the association rules and give you a high season and low season rent range.
We go over furnishings and supplies and line up photos.
Your home goes on the MLS and online. Every renter is screened against the same written criteria, and we handle any association approval.
Cleaning, a check of the home and repairs between stays, with your own weeks blocked out.
Rent and deposits are collected and held by Wagner Realty, with monthly statements and a year-end summary for your taxes.
Seasonal questions
Usually a few months for our seasonal homes. Your association may set its own minimum lease term, and that rule comes first, so we check your documents before we set terms.
We only manage stays of 30 days or longer. Shorter stays come with their own licensing, tax and association rules, and they're not something we take on.
Yes. Tell us the weeks you want and we block them out before we market the rest of the year.
It depends on the home, the location, your association's rules and how much you want to use it. Our free rental analysis can show you both.
