Before you buy

What to know about buying new in Lakewood Ranch

Stewardship District assessment

Lakewood Ranch has a Stewardship District, a special-purpose district that pays for and maintains community parks, trails, lakes and stormwater systems, arterial road enhancements and conservation areas. Its assessment is separate from your HOA dues, so ask the builder for the amount on your specific homesite.

HOA dues vary by village

Every village has its own HOA. The developer says fees range from about $100 to $800 a month, with most between $200 and $300, depending on the level of maintenance, the amenities and the home type. Maintenance-included villages cost more but cover more of the yard work.

Two age-restricted villages

Cresswind and Del Webb Catalina are age-restricted communities for buyers 55 and older under federal housing rules. The other villages have no age restriction.

Golf memberships

Some villages bundle golf into the HOA. Calusa Country Club includes a bundled golf membership, while Lakewood Ranch Golf and Country Club requires its own membership. Ask what is included and what is extra before you compare monthly costs.

Flood zone and insurance

Ask for the flood zone of the exact homesite and get an insurance quote before you sign. Two homes in the same community can land in different zones, and the difference shows up in your monthly cost.

Builder contracts and deposits

Builders use their own purchase contracts, not the standard Florida form. Read the deposit terms, the completion date language and what happens if the builder's timeline slips. On a large deposit, have a real estate attorney review it.
