Wellen Park is an 11,000-acre master-planned community near Venice, planned for 22,000 homes at full buildout. More than a dozen neighborhoods are listed, with single-family homes, villas, townhomes, condos and custom homes from national and local builders. One neighborhood, Brightmore, is age-restricted.
Where it is
West of I-75, reached from US 41 (Tamiami Trail) and River Road. Depending on the neighborhood, homes are inside the City of North Port or in unincorporated Sarasota County, and most carry Venice addresses. Downtown Wellen and CoolToday Park, the Atlanta Braves spring training ballpark, are in the middle. Roughly 20 minutes to the Venice beaches and 45 to 55 minutes to downtown Sarasota (our estimate).
What's being built
Neighborhoods
Oakbend is a gated Wellen Park neighborhood of single-family homes in one- and two-story designs. Toll Brothers and ICI Homes are the builders, with personalization options on each plan. A clubhouse and resort pool are part of the plan.
Palmera is the newest neighborhood in Wellen Park, with six builders offering single-family homes, townhomes and condos. A coastal-style clubhouse anchors the amenity plan. With several builders in one place, it is easy to compare floor plans and contracts side by side.

Wellen Park Golf and Country Club is a Lennar neighborhood of about 1,300 homes, with condos, carriage homes, coach homes and single-family homes. Golf is bundled into ownership, and the neighborhood has an 18-hole championship course. Quick move-in homes are listed.

Before you buy
The West Villages Improvement District is an independent special taxing district that provides infrastructure for about 11,000 acres, covering part but not all of Wellen Park. Ask the builder what the district assessment is on your homesite.
Some neighborhoods are inside North Port city limits and some are in unincorporated Sarasota County. That affects which local government, tax rate and permitting office apply, so confirm it for the home you pick.
Each neighborhood has its own HOA, and Wellen Park says the amount and what it covers vary. Get the figure from the builder's sales team for the exact neighborhood.
Wellen Park Golf and Country Club includes bundled golf, which raises the monthly cost. Brightmore is age-restricted for buyers 55 and older under federal housing rules.
Wellen Park lists Edgewater with sales starting in early 2027 and Westlake with homes delivering in early 2027. Dates for planned neighborhoods and amenities can move.
Ask for the flood zone of the exact homesite and get an insurance quote before you sign. Two homes in the same community can land in different zones, and the difference shows up in your monthly cost.
