West Bradenton is mostly built out, so new construction close to the water is rare. The exception is SeaFlower, a new walkable community on a former flower farm south of Cortez Road, about three miles from Anna Maria Island. Five builders are building single-family homes there.

South of Cortez Road and west of 75th Street West in Bradenton, near Sarasota Bay. The developer puts Anna Maria Island about three miles away and Longboat Key less than 10 miles away. Roughly 25 to 35 minutes to downtown Sarasota (our estimate).

SeaFlower is a new mixed-use community in west Bradenton, built on land the Preston family farmed for flowers for nearly 90 years. The first phase plans about 1,063 single-family homes from five builders, in Coastal, Craftsman, West Indies and farmhouse styles with front porches and rear garages. Streets are narrow and the layout is built around walking, biking and golf carts.
Before you buy
Being this close to Sarasota Bay makes the flood zone and the insurance quote a bigger part of the decision. Get the zone and the elevation information for the exact homesite, and an insurance quote, before you sign.
SeaFlower's site does not list HOA dues or district assessments. Ask each builder for both, in writing, for the homesite you are considering.
SeaFlower is new, and its plan includes a Village Center, The Garden Club and a trail network. Ask the builder what is open now, what is planned and the expected dates.
Builders use their own purchase contracts, not the standard Florida form. Read the deposit terms, the completion date language and what happens if the builder's timeline slips. On a large deposit, have a real estate attorney review it.

Not much, since the area is largely built out. SeaFlower, south of Cortez Road, is the main new community, with single-family homes from five builders.
