Outside Wellen Park, most new construction around Venice is in North Venice and Nokomis. The main communities are Vistera of Venice, a gated community with three builders, Vicenza by Neal Communities, and Cassata Lakes by M/I Homes. Home types are mostly single-family homes and villas.

Vistera of Venice is a gated community on the north side of Venice with three builders: Neal Communities, M/I Homes and David Weekley Homes. Home types include single-family homes and villas. The amenity center has a pool, fitness center and game room.

What to know about buying new in Venice and Nokomis
Wellen Park is separate
Wellen Park neighborhoods also use Venice addresses but sit inside the West Villages Improvement District and partly in North Port. Compare them on their own terms.
Flood zone and insurance
Ask for the flood zone of the exact homesite and get an insurance quote before you sign. Two homes in the same community can land in different zones, and the difference shows up in your monthly cost.
Builder contracts and deposits
Builders use their own purchase contracts, not the standard Florida form. Read the deposit terms, the completion date language and what happens if the builder's timeline slips. On a large deposit, have a real estate attorney review it.
Builder lender offers
Several builders here tie rate offers to their own lender. Ask for a loan estimate from the builder's lender and from your own, and compare the full cost, not just the rate.
